Terms of Service
These terms cover your use of Okno, the editor at okno.build. They're written to be read. The short version: your site and content stay yours, you only pay for the days you edit live, and you can stop anytime.
Last updated 27 June 2026.
1. Who we are
Okno is provided by Gabriel Uhlíř, a sole trader (OSVČ) registered in the Czech Republic, IČO 06410804, with a registered address at Holečkova 838/18, Praha 5, 150 00, Czech Republic. You can reach us at legal@okno.build. In these terms, "we", "us" and "Okno" mean this business; "you" means the person or organisation using the service.
2. What Okno is
Okno is a Git-backed CMS — an editor that opens on your own website so you can change its content in place. Your content lives as plain files in your own Git repository (today, GitHub). Okno reads and writes that repository when you edit; it does not host your content or your website. When you publish, Okno writes a commit to your repository — your existing hosting serves the site, as it did before.
3. Your account and repository
You sign in with GitHub. You're responsible for your GitHub account, for the repositories you connect, and for keeping access to them. Okno only acts on the repositories you give it access to, and only when you ask it to. You're responsible for the content you publish and for having the right to publish it.
4. Acceptable use
You agree not to:
- use Okno to break the law or infringe anyone's rights;
- interfere with, overload, or try to bypass the service's security or its billing (for example, faking a development environment to edit a live site without paying);
- resell or sublicense the service as your own.
The boundary between free and paid is the environment: local development is free; editing your live, deployed site is paid (see below).
5. Pricing and payment
Local development is free — the full editor, every feature, runs free on your own machine. You pay only for editing days on your live site:
- €10 per editing day. A day starts on your first publish to the live site and lasts 24 hours of unlimited edits and publishes. Browsing, drafts and local edits are free.
- €40 per month maximum (a month never costs more than four days).
- €200 per year maximum. After 20 paid days the site is unlocked for the rest of your 12-month cycle. You can also pay the remainder up to €200 at any time to cover the year in one transaction.
Every charge is exactly €10 — there is no proration. After your first payment your card is saved (held securely by Paddle, see below) and you authorize us to charge it €10 automatically on each day you publish, within the caps above. This is not a fixed subscription and never renews on a schedule — a charge only ever happens on a day you publish, and you can stop at any time by removing your card.
Paddle is our Merchant of Record. Our order process and payments are handled by Paddle, who is the seller of record for your purchase. Paddle collects payment, handles taxes and VAT, issues invoices and receipts, and manages the payment, refund and dispute process. Paddle's own buyer terms are shown to you at checkout and apply to the transaction. Card details are entered into and stored by Paddle, never by Okno.
6. Cancellation and no lock-in
There's nothing to cancel — Okno isn't a subscription. To stop paying, simply don't publish to your live site, or remove your saved card. Your live site keeps running on your own hosting either way, because Okno doesn't host it. Your content stays where it always was: in your own Git repository. You can leave at any time and take everything with you.
7. Refunds
Refunds and cancellation are covered in our Refund & Cancellation Policy. Because Paddle is the Merchant of Record, the transactional refund path runs through Paddle.
8. Availability and changes
We work to keep Okno available and working, but it's provided on an "as is" and "as available" basis. We may add, change, or discontinue features, and we may update these terms; if a change is significant we'll make a reasonable effort to let you know. Because your site runs on your own hosting and your content lives in your own repository, a change to or pause of the Okno service does not take down your site or remove your content.
9. No warranty and liability
To the extent permitted by law, Okno is provided without warranties of any kind, and we are not liable for indirect or consequential loss, or for loss arising from your use of (or inability to use) the service. Nothing in these terms limits liability that cannot be limited by law, and none of this affects your mandatory rights as a consumer.
10. Governing law
These terms are governed by the laws of the Czech Republic. If you're a consumer in the EU, you also keep the protection of the mandatory consumer law of the country where you live, and you can use the EU's Online Dispute Resolution platform.
